Most homes don't sell because they're bad. They sit because they're priced on hope instead of evidence. I pull the actual sold comparables, look at what's competing with you right now, and show you the math behind the number rather than asking you to trust me on it.

Sometimes the honest answer is that your home is worth more than you think. Sometimes it's worth less, and you deserve to hear that before you list, not after a month of silence. Either way, you get the real picture and we decide together.

Common questions

Can you just tell me what my home is worth over the phone?

I can give you a rough range from the data, but a real number needs me to see the home. Two houses on the same street can be tens of thousands apart based on condition, updates, and layout. I'd rather give you an accurate figure than a fast guess.

What does it cost to list with you?

We go over commission and any selling costs up front, in writing, before you commit to anything. No surprises later.

What if I'm not ready to sell yet?

That's fine, and I'll say so if I think waiting is the smarter move for you. A pricing conversation now just means you'll know your options when the timing is right. No pressure to list.
