My job is to help you buy well, not just to help you buy. If a home is overpriced, I'll show you the comparables that prove it. If a community looks great in the brochure but won't fit how you actually live, I'll tell you that too.

I've sold in Calgary's southeast lake communities since 2006, so I know the difference between a home that holds its value and one that looks good on a Saturday afternoon. You get that read before you write an offer, not after.

Value and financing in one conversation

Most buyers deal with an agent for the house and a lender for the money, and the two never talk. I do both. I'm a licensed mortgage broker as well as an associate broker, so we can line up what you can comfortably afford with what's actually on the market.

That means when we find the right place, you already understand the numbers behind it, your estimated payment, your costs, your room to negotiate. It's an estimate to plan around, not a loan approval, but it keeps you grounded and moving with confidence.

We'll go over how buyer representation and any costs work up front, in plain language, before you commit to anything. You'll know exactly what to expect.

Should I get my financing sorted before we start looking?

It helps a lot, and since I'm also a mortgage broker, we can do it together. Knowing your comfortable range early means we look at the right homes and you can move quickly when something good comes up.

What if I fall in love with a home you don't think is a good buy?

I'll lay out exactly why I'm cautious, the comparables, the condition, the resale picture, and then it's your call. You're buying the home, not me. I just make sure you're deciding with the full story.
